Introduction

We are Bram and Berdien. We emigrated from the Netherlands to southern Sweden in 2024. We know better than anyone else all the things you can encounter when owning or buying a house in this beautiful country.

 

You want to view a property, but you have no possibility of travelling to Sweden. You rent out your holiday home and would like to know whether everything has been left in good condition. Or you worry about severe freezing temperatures, storms, pests or other calamities that may occur when you are not there.

To relieve you of issues we ran into, we started Husservice Kalmar län.

Methodology

We can arrange many practical things for you if you cannot be in Sweden. What we all do, how we do it and how we report back to you, can be found below. Our service is also tailor-made. So if you miss a service, feel free to send us a message. We are happy to think with you!

You are the proud owner of a holiday home in Sweden but you live abroad. During your absence, you naturally want to be kept informed about how your property is doing. If there are any emergencies, it is useful to have someone nearby to spot them in time and solve them for you.

 

Examples include broken water pipes, vermin in the house, storm damage, burglary damage and problems caused by heavy snowfall. We can also forward incoming mail to you, digitally if required.

 

With Husservice Kalmar län's management service, you will be completely relieved of all your worries.

 

We offer this service in the circle Eksjö, Vimmerby, Västervik, Oskarshamn, Kalmar, Nybro, Växjo, Vetlanda.

How do the different packages work?

We work with packages that you purchase for the whole year. In consultation, we determine when you want to schedule a visit. This can be at a fixed moment in the month, on demand, in case of expected emergencies or in case of a visit by, for instance, the chimney sweep.

 

At the end of the calendar year, unused visits in a package are not settled. Would you like us to make one more visit, but the maximum number of visits in the package has been used? No problem. You can always take additional visits outside your package.

  • 5 visits per year

For all packages, they can be extended with additional visitation. The cost for an additional visit is 850 kr.

 

Single visit | from 850 sek

Don't have a package with us but want to use our service? Then the following rates apply:

 

  • 850 sek starting rate including the first half-hour.
  • Per half-hour extra 350 sek
  • Including the first 50 km travel costs (calculated from Ruda)
  • Other travel expenses 5 sek per kilometre

Photo report

After each visit, you will receive a report supported by photos on the condition of the property and plot.

Particulars will be extra described and we will have telephone contact if necessary.

You have a holiday home in Sweden and would like to rent it out during your absence. But don't live nearby or don't have the time? Then we can help you. From a simple key service to the entire rental process.

 

We offer the rental service in the triangle Högsby, Mönsterås, Oskarshamn.

Key service

We make sure the key is present before the start of the rental period and we do a check of the property. After the rental period, we collect the key again and do a final check of the property.

 

The cost for this is 600 sek per rental period including travel expenses.

Total rental management

We manage on your behalf the booking platform where you offer your property for rent. We have contact with the tenant on your behalf, manage the planning, send a cleaning company if necessary and do the key service.

 

Per rental period, we charge 350 sek + 15% of the rental price for this. This includes travel costs.

Are you looking for a property in Sweden? A holiday home or a new house to live in yourself. You have found a nice house but don't get organised to be present at the estate agent's viewing. Will you let this potential house pass you by or will you let us view it for you?

 

We know how difficult it can be to plan a last-minute trip to Sweden for a viewing. And a digital viewing through the estate agent doesn't give you nearly as much information as you would like.

 

We can help you by viewing the house for you and reporting on this in detail. Or maybe you want a check of the area because you are unsure whether it is worth travelling to Sweden for a viewing. Read on to see how we go about it.

What do we do at a viewing

We provide a comprehensive impression of:

  • The house from the outside
  • The house on the inside
  • The plot
  • Other buildings on the plot
  • The property's surroundings

 

We pay attention to special things you as a potential buyer would like to know and ask important questions to the estate agent on your behalf.

 

We make sure you receive good imagery of the property through photo and film material. Optionally, we can also provide drone footage.

 

We can also do an environment check only. This is useful when you have doubts about certain things that could be a deal breaker. This way, you won't travel to Sweden unnecessarily.

 

Good to know:

We are not a buying agent, so we will not give advice on technical construction issues and legal purchase matters. However, we can give a general impression of the condition of the property.

Prices

The cost for a viewing is 1,500 sek. For an environment check only, we charge 700 sek.

 

This includes:

  • A conversation beforehand
  • A comprehensive report supported by footage
  • Travel costs up to 50 km from Ruda

 

We charge 5 sek per additional kilometre.

 

Optional:

Drone footage of the plot and nearby surroundings 750 sek

Our story

A holiday home or emigrate?

The idea of a house in Sweden came about during a road trip with our motorhome in 2021. The vast nature, tranquillity, beautiful lakes and culture and adventure really appealed to us. Should we buy a holiday home? And how will we do that when we are not there? Where would we like to live? What would it be like to live in Sweden?

 

We spent more than 2 years dealing with these questions. Finally, we made the choice to emigrate. In July 2024, we became the proud owners of a real red house from 1750 in south-east Sweden.

Every day we enjoy ourselves here to the fullest!
